Builders Portland – The 3 Biggest Mistakes Homeowners Make

builders portlandIn this section of Builders Portland, we will discuss the biggest mistakes homeowners make when selecting  a builder to construct their home. Custom homes are expensive and mistakes made are costly, too. Here are the five most common mistakes future homeowners make and how to avoid them.

1. Hiring the Wrong Type of Builder in Portland

There are many types of builders Portland has to offer. There are tract home builders. Builders who’s main focus is on smaller projects like remodeling but do a custom home periodically. Then there are the true custom home builders who specialize in building homes for customers. The latter is the type of home builder you want to hire. Tract home builders tend to resist any changes the homeowner requests. The remodeling contractor who dabbles in custom home building might not be equipped to handle a larger project. Hire the builder who has built a number of homes and focuses mainly on custom home building.

2. Hiring the Cheapest Builder in Portland

Builders Portland understands that every homeowner wants to get the most home for their money, but hiring the cheapest builder in town isn’t the smartest way to save money. If after receiving several bids, one contractor is extremely lower than the rest, don’t be tempted to go with him thinking you’ll save a ton of money. Trust me, you won’t. In fact it could end up being your worst nightmare. If the lowest bidder is slightly lower than the rest of the bidders, you will probably be okay going with that guy, but check him out thoroughly before you commit.

3. Hiring an Architect to Design Your Home

There’s nothing wrong with architects in general. Just be prepared to fork over a substantial amount of cash for his services. And when you contact builders in Portland to bid on your plans, you’ll find that the construction costs are going to be higher, as well. This is because architects tend to focus more on design and creativity instead of practicality. And usually those creative, innovative ideas translate into higher building costs. Some builders in Portland will provide plans to their customers. This can save you money, not only in the plan preparation process, but also in the construction costs. Go ahead and hire an architect, but either plan on spending more money, or let him know you have a budget you can’t exceed.

builders portlandThis section of Builders Portland will give you some pointers for designing the best home for your needs. Your home is your largest investment and you don’t want to build a home that isn’t practical for you or your family. Below are some suggestions to consider when thinking about different design aspects of your proposed home.

1. Builders Portland Recommends – Don’t Overbuild.

Even if you qualify for a loan to build a huge home, try to keep the size to a moderate level. If you have two children, why build a 8,000 square foot, six bedroom mansion? Your income may be high now, but what about the future? You could lose your job or get a pay cut. You’d be much more secure owning a more moderate sized home with a mortgage that you could easily handle if you experienced a financial setback.

The property taxes are also higher on a larger home. Not to mention upkeep and maintenance. And the cost to heat and cool a larger home is more, as well. Why not build a smaller home and use the money you save to buy a new boat, a nicer car, a college education for your kids, or even a second home in a vacation resort?

2. Include a Master Suite on the lower level.

This section of Builders Portland talks about a topic related to our growing baby boomer population. If you’re building a two-story home, it’s wise to have a master bedroom and bath on the first floor. The “baby boomers” are getting older and don’t want to climb stairs to go to bed. Even if you’re not in that category, it’s smart to include this in your design for resale purposes. We at Builders Portland.com see the trend that many homes today are incorporating this idea into their floor plans.

3. Add a home theater room.

If your budget can handle it, include a media room in your home. We Americans are addicted to video games and movie-watching. Even if you aren’t personally that much into movies, it’s nice to have a room dedicated to this activity so your kids can play games and watch TV in a room separate from a nice quiet Great Room where you can sit and read.

These are just a few design ideas to keep in mind as you create your home plans. We hope this section of Builders Portland has been helpful.

This section of Builders Portland will discuss the subject of the time it takes to build a custom home. There is no industry standard for the duration of home construction. A lot of variables need to be factored in to come up with an estimated time for completion.

builders portlandWe at  Builders Portland think home builders should to be classified into two main groups. On one hand you have the custom home builder. This group of contractors usually build homes only for a customer. They may also build a few spec homes, but their main focus is custom homes. Some specialize in being luxury home builders, constructing large, extravagant homes valued in the millions. It could require a year or longer to build a home like that.

On the other hand, you have track home builders. These guys deal in volume, so speed is essential. They might whip out a house in a couple of months. But the quality will suffer in the process. Builders Portland does not recommend this type of contractor to build your custom home.

If you’re having a home built, you obviously want quality to be as high as possible. You want a new home builder, but you don’t want a spec home builder. They may build it cheaper and faster, but don’t expect a high-quality product. You’re better off looking only at custom home builders. Portland, like most larger cities, has a large enough selection of  new home builders that you should have no trouble finding one that fits you well.

But back to our original question of how long it should take to build a home. I’d say the minimum is about three months for a smaller, simpler home. This is in a perfect environment. Like excellent weather. A larger, more complex home should be finished in five to seven months. And a large, complicated home could take from six months to over a year.

The main thing to look for is that work is being done nearly every day. If you notice several days with nothing happening or no one on the job, that could be a telltale sign that your contractor has too much work on his plate and he’s spread too thin.

We hope this section of Builders Portland has been helpful to you.
